Objectives
1. Rexnord executive management in Milwaukee required a Phase 1 Market Analysis for its first time entry into Mexico and its desire to establish a campus location to host future operations.
2. Management team requested NAI to analyze 12 cities in Mexico, with defined set of comparison benchmarks.
3. Additionally, Rexnord desired competitive market intelligence regarding competitors and required the full process to be completed on a confidential basis.
Results
- Rexnord received full control for 30 acre campus site at no additional cost for 5 years.
- Initial lease was negotiated at below market rate with significant free rent and tenant improvement package.

NAI Action Plan
- 1. NAI Mexico prepared a strategy for each of the planning, implementation, site selection and negotiation, and construction stages.
- 2. Plan included strategic workshops with Rexnord operations, legal, finance and logistics managers.
- 3. Plan included labor, utilities, logistics, security, incentives, and real estate analysis for all target cities and final, detailed market analysis for Monterrey.
- 4. NAI bid out the build to suit to lease project to both local and national industrial developers; short list sites were selected based on the ability to host future campus, and Rexnord’s ability to phase in future operations.
- 5. The bid process consisted of two rounds of proposals and negotiations, which culminated in the selection of a the optimal developer and site fitting Rexnord profile.
